The Jessica Jackson Cooperative is named after my paternal grandmother. She was a champion of human rights especially the eradication of racism. She lectured locally in Nova Scotia and internationally. She was the wife of a shipbuilder and she ran a pretty tight ship herself! She and my grandfather raised 12 children. It is my goal to follow in her footsteps and offer discrimination free, quiet, clean and safe lodging for tenants who rent rooms in my home.
Monthly rent varies from room to room but always includes: a well furnished bedroom, wireless high-speed fibre OP internet, heat and lights, hot water, Common room with premium cable TV, a laundry room, three bathrooms, and a kitchen with everything. Potatoes are provided seasonally. There is a full-time maintenance person and a housekeeper who comes once a week to clean the common areas. There is a big back yard with ponds, dusk to dawn lighting, lawn furniture and a propane BBQ. Rents are accepted in cash only and are due the last day of each month - for the month following. Receipts are provided upon request. Lease time is to be agreed upon with the landlord. During the lease, your rent is guaranteed not to increase.Without a lease longer than one month or if your lease has expired, one clear month's notice is required to vacate your room at 785 George St. - one clear month is from the last day of the month to the last day of the month only.
A $250.00 security deposit is due with your first month's rent. In order to receive your security deposit back, you must thoroughly clean and vacuum your room, clean your windows, baseboards and light fixtures. You must remove all your belongings from the premises. You must remove all your food from the fridge shelves and the deep freeze. You must clean your fridge shelf and blue boxes. You must return your blue boxes to Patricia. You must freshly wash and dry the mattress pad on your bed. Your rent must be fully paid. You must make an appointment with Patricia to check our and return your keys.
No one may smoke in the house or on the property. Parking is by permission only - you must make arrangements with Patricia. No one may park or have a car wait in the driveway. Street parking is available on both Church and George streets. Tenants with parking permission are responsible to shovel snow from the parking area. Cars parked without permission will be towed at the owner's expense. You are welcome to have a guest. The guest must accompany you and not be left alone in the house. Overnight guests may stay overnight only occasionally. If you lose your key, a $20 fee is charged by the landlord for each replacement key.
About your room:
1. Furniture may not be moved, removed or added to your room. No electrical furnishings or appliances (other than hairdryers, fans or computers) may be used.
2. You may not put any items on the wall without permission. You are welcome to use existing picture hangers on the walls.
3. Your room heat is pre-set at 20 degrees Celsius. No windows may be opened during the months when the house is heated. You must keep your bedroom door closed at all times.
4. You may use no larger than a 40 watt bulb in desk lamps. Turn off your lights when you leave your room.
About common areas:
1. The kitchen must be kept clean. You must wash your dishes immediately after you use them and put them back in your blue box. Wipe of the counters and stovetop. Patricia reserves the right to discard any food, dishes or tea towels left on the counters.
2. Rinse the shower and sink after use.
3. Turn off the TV and sound system when you leave the common room.
In case of emergency call me at any hour. If you have concerns or difficulties voice them to Patricia. I am available from 7am to 10pm daily. You may leave me a note on my stairs, or email me or telephone me.
